The Rent Guarantee Program provides landlords with peace of mind by protecting their rental income in the event of tenant default. To ensure coverage is properly activated, a few important requirements must be met.
✅ Start of Coverage
Rent Guarantee coverage officially begins once the following conditions have been satisfied:
1. Tenant Approval
The tenant must be reviewed and approved based on SingleKey’s Rent Guarantee qualification criteria, including their financial background, employment status, and rent-to-income ratio.
2. Submission of Required Documents
All necessary documentation must be submitted and verified, including:
-
Credit report
-
Proof of income
-
Government-issued identification
-
Completed rental application
3. Tenant Has Moved In
The tenant must have physically moved into the rental property before coverage can begin. You do not need to pause the process while waiting for the move-in date, but coverage will not be active until the tenant has taken possession of the unit.
4. Signed Lease Is Uploaded
Once the tenant has moved in, a signed copy of the lease agreement must be uploaded to their file to complete the activation process.
When Is Coverage Active?
Once the tenant has been approved, all required documentation has been verified, the tenant has moved in, and the signed lease has been uploaded, Rent Guarantee coverage becomes active.
Until all these requirements are met, the program is not active. Once activated, landlords can benefit from protection against missed rent, eligible legal expenses, and tenant-caused damages, subject to the terms and conditions of their Rent Guarantee agreement.
