Yes. The Standard Ontario Residential Tenancy Agreement is legally required for all residential leases in Ontario, and serves as the base template within our e-lease tool. The original form is available here.
The standard lease addresses the core requirements of a tenancy but intentionally leaves certain matters open to the parties.
Additional clauses allow landlords to set clear expectations on specifics such as pets, parking, smoking, maintenance responsibilities, and early termination.
Our legally-approved clause library makes it easy for landlords and tenants to include appropriate protections without drafting legal language independently.
Yes. Through eLease, you can make tenant insurance a condition of signing. Your tenant will be prompted to get coverage before they can complete the signing process. Once their policy is active, you’ll be notified. You’ll also receive a notification if they cancel their policy at any point during the tenancy.
We’ve partnered with Duuo, a subsidiary of The Co-operators, to make it easy for tenants to get coverage directly through the signing flow
Electronic signatures are legally recognized in Canada at the federal level by the Personal Information Protection and Electronic Documents Act (“PIPEDA”), as well as by provincial specific legislation in each of the provinces and territories. For more information on this topic, visit this page.
This is a complimentary (FREE) service for landlords and tenants.
During the lease signing experience, we will offer the tenant the option to purchase renter’s insurance through our partners at Duuo (The Cooperators Subsidiary). This is an optional, unless you (the landlord) make it a required step for the renter to show proof of insurance before they are able to sign the lease.
It is important for Landlords to encourage tenants to get renter’s insurance as it does offset some of their liability on the rental unit. Learn more here.
Yes, eLease will soon be available in all provinces. We will notify you as we roll out this service to more provinces.
