How does the pricing work?

We only charge one-time fee per tenant check. No monthly subscription or services fees. You can pay yourself, or request the tenant to pay.

What info do you need from tenants?

Name, Address, Date of Birth, and SIN or Driver’s License, as well as consent to pull a credit report Don’t have tenant info? No problem, you can invite tenants via email and we send them a form to collect their info and consent.

Will this affect a tenant's credit score?

The credit inquiry will appear on the applicant’s credit file, however it will not have a significant impact on their credit score, since this is not a credit application.

What is included in the Background Check?

The Background Check is a real-time public document search of over 200,000 databases looking for criminal records, court decisions, past evictions, negative press, social media profiles, public biographies, past employment and more.

How do I create an account?

To create an account, you must complete your first report order. Then the system will ask you to create a username and password in order to log in and securely access your tenant report. To place your first order, hit the Order Now or Get Started button and follow the instructions.

Can I order a report for myself?

Absolutely! Just hit Order Now, select the ‘Enter Tenant Info’ option, and then enter your information. Note that you will have to enter your name and email address twice under ‘Your Information’ and ‘Tenant information’ sections.

Is SingleKey eLease really free?

Yes. It’s free to upload your lease, send it for signature and sign it. There’s no charge to your tenant and no credit card required to get started.

Where is eLease available?

eLease is available for landlords with rentals in all Canadian provinces. If your rental is in Ontario or Alberta, you can use the province-specific eLease experience built around the lease requirements and setup for that province.

Can I reuse a lease I’ve already created?

Yes. Start from a previous SingleKey lease and update what’s changed instead of building another one from scratch.

Can I upload a lease I already have?

Yes. Upload your existing lease to eLease, add the people who need to sign and send it for e-signature. From there, you can track who has signed and download the completed agreement once signing is finished.

Can a lease be signed electronically in Canada?

Yes. An e-signature counts the same as signing on paper, as long as you and your tenant both agree to sign online. Signing online doesn’t change the rest of the rules, though. You still need to use your province’s required form, if it has one, and give your tenant a copy once everyone has signed.

Once your agreement is ready, send it to your tenants for e-signature. Tenants can review and sign online, and you can track who has signed from your SingleKey account. Once signing is complete, everyone receives a copy of the agreement.

What happens if I need to make a change after sending the lease?

You can edit your lease as long as it hasn’t been signed by everyone. Once you save your changes, the original signing request is cancelled and an updated lease is automatically sent to everyone for signature.
