What if I Need to Collect Prorated Rent or a Security Deposit?

At this time, our Rent Collection system is designed to support monthly rent payments only. This means it does not currently support one-time charges such as prorated rent, security deposits, or other initial fees.

How Should I Collect These Payments?

We recommend that landlords collect any one-time fees manually outside of the platform, typically at the time of lease signing. This includes:

  • Security deposits

  • First and last month’s rent (if different from the regular monthly rent)

  • Prorated rent (e.g., if the tenant moves in mid-month)

  • Pet deposits or key deposits

You can accept these payments via e-transfer, cheque, or any other secure payment method you and your tenant agree upon.

Why Can’t I Collect These Through the Platform?

To keep things simple and consistent for both landlords and tenants, our system is optimized for recurring monthly rent payments. One-time charges can vary widely and are often tied to the specific terms of the lease, which is why it’s best handled manually.
