Who Pays for the Report? Understanding Your Options

When screening a potential tenant, one important consideration is who will cover the cost of the application report. At SingleKey, we offer two flexible options to suit your needs:

1. Create Tenant Invite

If you choose the Create Tenant Invite option, you’ll be able to decide who pays for the application at the time of sending the invite. You can either:

  • Have the tenant pay the application fee directly, or

  • Cover the cost yourself as the landlord.

This option is ideal if you prefer to let the tenant take responsibility for the fee or if you want to give them the flexibility to initiate the process.

2. Enter Tenant Information

If you select the Enter Tenant Information option, the landlord will be responsible for the application fee.

Since you’re manually entering the tenant’s details, it’s crucial to gather complete and accurate information upfront. This includes:

  • Full legal name

  • Date of birth

  • Drivers Licence

The Social Insurance Number (SIN) is recommended but not mandatory in Ontario for Canadian applicants. However, if the applicant is a U.S. citizen, providing a Social Security Number (SSN) is essential to generate a complete and accurate report.

Failure to provide sufficient information may result in an incomplete report, potentially leading to an inaccurate assessment of the tenant’s background and creditworthiness.
