When Does Rent Guarantee Coverage Start?

The Rent Guarantee Program offers peace of mind to landlords by protecting rental income in the event of tenant default. But when exactly does this coverage begin?

Start of Coverage

Coverage under the Rent Guarantee Program officially begins once three key conditions are met:

1. Tenant Approval
The tenant must be reviewed and approved based on SingleKey’s Rent Guarantee qualification criteria. This includes a review of their financial background, employment status, and rent-to-income ratio.

2. Submission of Required Documents
All necessary documentation must be submitted and verified, including:

  • Credit report

  • Proof of income

  • Government-issued identification

  • Completed rental application

3. Tenant Has Moved In
Coverage only begins once the tenant has physically moved into the unit. The policy does not apply to pre-lease or future tenancies.

4. Lease Is Uploaded
A signed copy of the lease agreement must be uploaded to the tenant’s file once they take possession of the unit. This step is required to officially activate the coverage.

Once these steps are complete, the Rent Guarantee is active, offering protection for missed rent, legal fees, and even potential damage caused by the tenant—depending on the terms of the agreement.
