Here’s what you need to qualify for the Rent Guarantee Program:
For New Tenants
To register a new tenant under the Rent Guarantee Program, the following documentation and conditions are required:

No Tenant Evictions or Bankruptcies
The tenant must have no recorded evictions or bankruptcies on their credit report within the last three years. -
Completed Rental Application
A standard rental application must be submitted, along with two forms of government-issued identification. -
Rent-to-Income Ratio
The tenant’s monthly rent must not exceed 50% of their gross household income. -
Recent Credit Report
A current credit report (not older than 30 days) must be provided. -
Proof of Income
This can include recent pay stubs, an employment letter, or bank statements that demonstrate consistent income.
For Existing Tenants (12+ Months of Occupancy)
If your tenant has already been living at the property for more than 12 months, they may still qualify for coverage under these conditions:

No Current Rent Defaults
The tenant must be in good standing—no missed or unpaid rent at the time of registration. -
No Malicious Damage Claims
There should be no existing, pending, or unresolved claims or orders related to intentional damage caused by the tenant. -
Historical Credit & Income Verification
If available, provide the credit report and proof of income from the time of their original application to the property. -
Valid ID
At least one piece of government-issued identification is required.
