Understand the Role of a Guarantor
A guarantor agrees to be financially responsible for the rent or any damages if the tenant fails to meet their obligations under the lease.
Add a Guarantor Clause to the Lease Agreement
You could either include this in the original lease or add it later as an amendment.
Have the Guarantor Sign the Lease or a Separate Guarantee Form
You could:

Include a signature line on the lease labeled “Guarantor” with their printed name and date, or

Attach a separate Guarantor Agreement, especially if you’re using a standard lease like the Ontario Standard Lease (which doesn’t have a built-in guarantor section).
Verify the Guarantor’s Information
It’s a good idea to run a credit check or ask for proof of income/employment to ensure they can actually meet the financial obligations if needed.
Provide Copies
Make sure all parties (tenant, landlord, and guarantor) receive a copy of the signed lease and guarantee.
